I am a General Contractor that had the misfortune of getting involved with 4 of these 203K loans. All 4 came in at the same time or after the first one I would have never done another one. Everyone of them the first check was 90 days after closing, so here are people that per there contract they have to move in to there home but can not get supplies or materials to start. Then the worst part is after completing the work, invoicing, owner returning final forms and having the final inspection by the appraiser ALL for took another 90 days to get paid on. One of them a supplier filed a lien since they had not been paid due to Bank of America taking so long to pay. Since a lien was filed BofA would not release the final check to pay them because of the lien that had been filed for non payment. I can really start to make your head hurt. EVERYONE PLEASE WARN ALL FRIENDS AND FAMILY NOT TO GET INVOLVED IN A 203K LOAN!

My brother is going through something similar to what everyone is complaining about. If you had a HUD consultant just keep calling them and the mortgage broker to give you the accurate information.
The 203k loan is all a bunch of b.s. They charge you all these additional fees that they do not disclose on the HUD1. We're still owed over $19,000 and they're saying that only $3400 is going to be given back to us and some of the rest will be applied to the principle. The best number that has worked to get someone on the phone is 1866 921 4764 I spoke to Samantha at 5520. She will guide you in the right direction. Request to be put on the outbound call list for the disbursement department and she said they will call in a few days. We'll see!

For anyone having trouble with a BOA 203K loans.
I am a lender and I did a loan back in October that was sold to BOA. I am very upset that this is the way BOA handles the loans sold to them and my clients. I will never do another loan knowing it will be sold to BOA. I have been trying to help my clients solve BOA's lack of service on the 203K we settled back in October. This is what I have found.... as far as points of contact.
Try all of these...

On October 15th I found this posting... We too were in the same situation. BoA will not return phone calls. We had direct extensions, I called a driect number found on the packing slip the checks came with. We even faxed a letter to the number where the Letter of Completion goes. Of Course no return phone call. Our problem was they screwed up the checks and made two out to one company. The Loan Officer that we dealt with Jason Crouch wanted the company that BOA wrongfully made the check out to "just sign it" and give it back to us. Like any respectful company would do that. The ending of the this story is my husband e-mailed Tammy Lopez at the e-mail address listed in another reply here, within 3 minutes, yes three minutes of the read reciept being sent we got a call from the person we had been told to leave messages for. With in two days our corrected check was at the house. Don't know if e-mailing did any good but it sure didn't hurt.
Would never deal with Bank of America again.

I am in the same situation.
I've called the 203K department so many times it's getting ridiculous.
Has anyone gotten a hold of these people. And to think I didn't even choose BofA as my bank. The bank I had chosen sold my loan to BofA and put me in this situtation!

After 2 days, over 60 calls. Being hung up on, transferred to some lady in India who does not speak english, transferred to BK and Home Retention Depts, I FINALLY got through to a real person who handled her business.
So, here's your answer - 203k Rehab dept: (800)293-8155 & (800)669-5841.
If the file came from somewhere else they do not have all the records so it needs to be re-built. Their fax # (805) 306-7041.

i take it the 203k number is a different service than calling the regular numbers?
http://tinyurl.com/boa203k
that's the official web page for it... it'll let you search for a loan officer (etc) based on your location or the person's name.
perhaps if you can't get ahold of yours... maybe another location can address your issues, or find out why they're not able to be reached?
